About The Project
ConnCORP, a wholly-owned subsidiary of ConnCAT, has created a comprehensive vision and plan to transform the 7.5-acre Dixwell Plaza property in New Haven, CT, and restore this important development site to its rightful status as the commercial hub and economic lifeblood of the Dixwell-Newhallville neighborhood.
The development vision is referred to as: ConnCAT Place on Dixwell to acknowledge ConnCAT’s role as the impetus and anchor tenant of the project while also paying homage to the historic significance of Dixwell Avenue within the New Haven African-American community.
ConnCAT Place on Dixwell contemplates a 600,000+ square-foot development program including: a new corporate headquarters facility for ConnCAT, a full-service grocery market, a food hall, 170+ units of mixed-income housing, a performing arts center, a 50,000 square foot Class-A office building, neighborhood serving retail, and above-grade structured parking. Upon completion, ConnCAT Place on Dixwell will include a diverse cross-section of uses to deliver a vibrant, high-quality, compelling, and sustainable mixed-use environment that will not only transform Dixwell Plaza but will serve to catalyze transformation throughout the entire Dixwell Avenue corridor and adjacent neighborhoods.
ConnCORP has assembled a highly qualified team of professionals to support and implement the visioning, planning, and execution of the ConnCAT Place at Dixwell development plan led by RJ Development & Advisors LLC (“RJDA”), which has been retained as Developer by ConnCORP. In its capacity as Developer, RJDA is overseeing all aspects of the programming, design, permitting, construction, and financing of the ConnCAT Place on Dixwell development. The total project costs are estimated to exceed $200M, and the sources of project funding will include: State of Connecticut Bond Funds, New Market Tax Credits, Senior Debt, and Philanthropic Equity among others. The project is located 100% within a Federally Qualified Opportunity Zone.
