RJ Development & Advisors LLC (“RJDA”) has been selected as the Preferred Developer of approximately 7.5 Acres of development parcels located within the Fort Trumbull Municipal District by the City of New London and the Renaissance City Development Association, Inc. (“RCDA”).
All discretionary approvals including project zoning and site plan approvals are in place for 500 market-rate residential dwelling units as well as a 1,200 car parking structure. The development sites, located on the Thames River and directly across from the corporate headquarters of Electric Boat – a subsidiary of the National Defense Contractor, General Dynamics Corporation (ticker symbol GD). The properties are exceptionally well-located and are adjacent to Fort Trumbull State Park and the future home of the New London Community Center. The properties are located within a Federally Qualified Opportunity Zone and State of Connecticut Enterprise Zone.
Upon completion, the residential program will be delivered via two (2) market-rate rental apartment buildings, each with approximately 250 units, a generous suite of resident amenities, and on-site parking. The residential developments will be situated in five-story wood-framed buildings sitting atop a concrete podium. Many units, including essentially all upper-floor units, will boast spectacular views of the Thames River, Shaws Cove, and Fort Trumbull State Park. The massing, scale, and design have been crafted with intention to activate Fort Trumbull and to establish a new standard for all future development within the MDP and beyond. RJDA anticipates commencement of construction in Q1 of 2025.
