About The Project
RJ Development + Advisors LLC (“RJDA”) completed the development of the 5.5-acre parcel located within the Fort Trumbull Municipal District in March of 2023. The site was initially owned by the Renaissance City Development Association, Inc. (“RCDA”) with whom RJDA negotiated a comprehensive public-private-partnership (“PPP”) agreement in 2020.
Following the conclusion of these negotiations, RJDA commenced development of the site. Under the PPP, RJDA secured all discretionary approvals for the site as well as a twenty (20) year property tax abatement. The Property, located at the intersection of Howard and Hamilton Streets (the “Property”), is located two (2) blocks from the Thames River and directly across the street from the corporate headquarters of Electric Boat – a subsidiary of the National Defense Contractor, General Dynamics Corporation (ticker symbol GD). The Property is adjacent to Fort Trumbull State Park and is located 100% within a Federally Qualified Opportunity Zone. Upon completion, the Project represented the largest Opportunity Zone development delivered in the State of Connecticut.
The completed development is referred to as The Beam (www.livethebeam.com) and includes 203 market-rate rental apartment units, a generous suite of resident amenities, and on-site parking. Amenities include a state-of-the-art fitness facility, rooftop terrace, community/clubroom, business center, secured package room, dog park, on-site walking paths, grills, and fire pits. Each unit at The Beam is appointed with granite countertops, stainless steel appliances, in-unit washers and dryers, individual heating and cooling, and hot water on-demand. Upper residential floors boast views of the Thames River and Fort Trumbull Park.
